More Than a Villa: A Family Story That Began Over 500 Years Ago
The Story of Molonta Heritage Estate

Some places are built.
Others are inherited.
They are not defined only by their walls, their views or their architecture.
They are defined by the generations of people who cared for them, the stories hidden within their stones, and the memories created inside their walls.
The story of Molonta Heritage Estate begins more than five centuries ago, in the very south of Croatia, where the Adriatic Sea meets the rugged and breathtaking lan dscape of Konavle.
In this hidden bay, in the small fishing village of Molunat, nature created a place of extraordinary beauty protected by silence, surrounded by crystal-clear waters and untouched landscapes.
For generations, our family has been deeply connected to this land.
Countries changed. Borders moved. Languages, traditions and generations evolved.
Boats became faster, and the world became smaller.
But one thing remained unchanged.
Family.
Generation after generation, our ancestors cultivated this land, cared for olive groves, vineyards and orchards, raised livestock, built stone walls with their own hands, and preserved a way of life deeply connected with nature.
Pages from our privately compiled family history book, History of the Metković Family, preserving more than five centuries of our family's heritage through genealogical records, archival photographs, and portraits of Niko and Mato Metković.

A House Built by Hands, Patience and Tradition
The family house was built in the 1930s by three brothers and two sisters, using traditional methods and materials available on the estate and its surroundings.
Every part of the house reflected the Mediterranean way of life.
The stone was sourced from the estate and the surrounding area, while the lime used as a binding material was produced in traditional open-air lime kilns carved into the rock near the sea, a place that still exists today by the beach.
The roof structure and wooden beams were crafted from cypress trees grown on the family estate.
According to local tradition, when a father had a son, he was expected to plant at least fifty cypress trees so that, one day, those trees could provide the materials needed to build a home for his son's future family.
Nothing was accidental.
Nothing was wasted.
Everything had its purpose.
The construction was carried out without electricity or modern machinery. Materials were transported by donkeys and small boats. Entire summers were dedicated to preparing wood, burning stone into lime and creating a home that would protect the family for generations.
The upper floor was the living space.
The ground floor was the heart of the estate, a place where livestock were kept and where wine, olive oil, dried figs, carob and other products of the land were stored.
The estate, covering almost 48,000 square metres, provided the family with everything they needed.

The house that marked the beginning of our family’s connection to this land, today continued as Molonta Heritage Estate
A Story of Leaving and Returning
Like many families from this region, our history is also connected with departure and return.
Hard living conditions, economic challenges and difficult historical circumstances forced many people from Dalmatia and Konavle to leave their homeland in search of a better future.
Among them was the eldest brother of our family, my uncle Niko Metković, who left for Argentina, working to support his family and help preserve the family estate.
This is the story of many Croatian families, a story of courage, sacrifice and the desire to protect what was most valuable for future generations.
In 1966, after returning from America, my father Mato Metković transformed the family home into a holiday house and named it Villa Palma.
For decades, the house opened its doors to guests from all over the world.
More than 6,000 guests created memories here, through shared meals, conversations, laughter and moments of happiness.
The walls absorbed those stories.
The house became more than a home.
It became a place where people connected and memories were created.
Preserving the Soul of the House
When we began the complete reconstruction, architects advised us that the easier solution would be to demolish the old house and build a completely new villa.
From a financial and practical perspective, that would certainly have been the simpler path.
But we could not remove the four original exterior walls that had witnessed almost an entire century of family history.
We chose the more difficult path.
We chose preservation over simplicity.
Years later, when I told a friend that perhaps we should have listened to the architects, he answered:
"But you preserved the soul of the house."
Perhaps he was right.
Because a place is not made only of stone and wood.
A place is made of people, memories and emotions that remain long after.

Carrying Heritage Into the Future
From 2018 until 2022, Molonta Heritage Estate underwent a complete transformation.
The restoration respected the original spirit of the estate, combining traditional craftsmanship with modern comfort.
Only natural materials were carefully selected.
Cypress beams from our own land were preserved, restored and given a new life.
Traditional terracotta floors, walls finished with natural materials, handcrafted iron details and custom-made furniture were created to maintain the authentic character of the Mediterranean.
Today, the estate continues the traditions of previous generations.
Our olive trees, some more than 250 years old, still produce extra virgin olive oil.
Our vineyard provides grapes for our homemade wine.
Our orchards give us oranges, lemons, figs, carob and other fruits, which are transformed into authentic homemade products enjoyed by our guests.
The land continues to give.
And we continue to protect it.
The Third Generation Continues the Story
Today, me and my wife continues this journey.
Our goal has never been simply to create another luxury villa.
For u s, restoring this house was not only a construction project.
It was a responsibility to protect the memories of those who came before us and to pass this heritage to future generations.
Our goal is to share an authentic Mediterranean experience built on heritage, nature, hospitality and knowledge passed down through generations.
In a world that is constantly accelerating, we believe true luxury can be found in the things that cannot be rushed:
Time.
Silence.
Nature.
Authenticity.
Molonta Heritage Estate is not just a place to stay.
It is a place where a family story continues.
A place where our guests become part of that story.
Welcome to Molonta.
A place where the past is preserved, and the future is welcomed.

After a complete reconstruction journey that began in October 2018, the family home welcomed its first guests in May 2022, beginning a new chapter of its story
